What are you currently working on?

While many people in London property go away in the summer, July, August and September are a busy time for us at Homes One. Many of our cus-tomers are from international markets, particularly the Middle East, and as such London represents a cooler option in the summer months. I’m busy with Saudi clients recently and also Russians, for whom the London property market is unfamiliar territory. They are vulnerable to the harder com-mercial edges of estate agency and concerned about missing out on the best product, and over-paying if they find it. As such they need guidance, as a small swing or detail at the top end of the market can represent a large amount of money. Predominantly the U.K. Property market is flat right now, however prime residential London never really goes away. That said there is a sense of having to work a little bit harder for your money just now. There are opportunities out there, if one is prepared to be watchful.

 

What makes you different?

We are buyer-centric and the developers and agents – over 400 of them – call us first. As such we get off-market, pre-market and distressed opportu-nities before anyone else. Beyond that our aim is to be a one stop service, not just for finding your home but helping you feel at home: our extended team of designers, architects and builders deal with appointing the home, and our concierge, lifestyle and travel partners help you find your feet in London Town. London is an off-menu city, and as such we pride ourselves on being in the know. At Homes One, unlike many other property businesses, we have a more traditional approach to handling clients. We recognise that buying a dream home is an emotional experience and as such we take time and care with our buyers, helping them to tap into their intuition and enjoy the home-buying process. This is really only possible if you are represented by someone who can handle all the details, as well as advising on the bigger picture, the industry and economy. Those things, and every-thing in between, are second nature to us.

 

What should a client expect when working with you?

A best-in-class user experience from people who are truly in the know, and truly passionate about the journey of buying a dream home in London. Our clients feel at a significant advantage to other homebuyers. We understand our clients rational and strategic thinking and we help them to stay in touch with those things without being too driven by them. After all they are looking to fall in love with something and that process is more intuitive than calculated. That said clients are used to out-performing whatever markets they’ve been operating in, and we are here to ensure they don’t buck that trend. Ultimately they are decision makers and used to premium purchases, however London property is uniquely complex and as such we are here with an accurate perspective when it is needed. Besides the best guidance in the business, the other thing they can expect is warmth. Often we befriend our clients throughout their time in London and it is a pleasure to do so, and to continue working with them as they extend their property portfolios. In addition to finding best-in-class properties, around 40% of our purchases are made purely for investment reasons.

 

On Buyer-Centricity

For many of our Indian customers, Vastu is a huge consideration. This ancient Vedic architectural science is central to many sub-continental property purchases, and it is common for a client to call their Vastu adviser directly from viewings in the prime London residential markets.

Considerations such as the height of the road in relation to the property, and sleeping with ones head pointed away from the north, are key priorities.

And while you and I might prefer a south-facing garden, some Saudi clients prefer north-easterly facing properties, to ensure a similar cooling breeze to those they experience at home.

Often middle-eastern clients won’t buy basements because they don’t have them at home. That’s where they keep their car collections!

Muslim families buying in London may prefer natural light from the east as this is the direction of the ‘Qibla’ in Mecca that so many pray towards.

Some Chinese customers look to avoid properties with the unlucky four attached, and favour number eight in the address, above all else. (Some incidental trivia: that’s why buildings in the China with ’50 floors’ may only have 35 actual, physical floors – for the next time you’re confused in a Beijing elevator).

Clients are quirky. It’s not just cultural influences that set the tone of our transactions. Some people prefer porters to living space; gardens to bedrooms; quietness to location, schools within walking distance to being near the tube.

We make it our business to see these things as early as possible in the relationship, and speak precisely to each of client’s needs as we befriend them, and ultimately save them money and find them their perfect home.

Buyer-centricity is not corporate jargon.
